Summer 2011
Mountainlands Community Housing Trust (MCHT) will have a busy summer with the 76 unit Elmbridge Apartments under construction in Heber City. In addition, the Prestige Senior Living Center project that MCHT is co-developing with the Wasatch County Housing Authority, also in Heber City, will start soon. Both projects will have income restrictions for tenants receiving reduced rent. Sign up for the wait list on our website.
MCHT is completing six homes in Kamas with Group Eight of its Self Help program which will bring our total to 63 homes completed under this program.. Volunteer opportunities for individuals and groups are available. We are now recruiting for Group Nine that will start construction this summer. There are nine lots available for this group in the Village of Kamas Commons Subdivision.
Unfortunately, after nine years of participation in the Self Help program, there is a good chance Group Nine will be our last due to cuts in the federal budget that support this program and the subsidized loan program. This successful program allows a group of 6-12 families to work together with our construction supervisor to build each others’ homes, providing approximately 65% of the labor. Their sweat equity is their down payment working up to 1000 hours over 6-9 months. USDA Rural Development provides loans that have longer amortization periods than typical loans as well as subsidized interest rates as low as 1%. These loans are in the 2012 budget at only 20% of current funding and the funds to support the Self Help program have been eliminated. If anyone has considered this program, now is the time to apply because it is likely loan funds will run out as early as August.
MCHT will be applying for funds to provide approximately $150,000 of upgrades and improvements to Meadow View Apartments in Kamas this summer.
It has been very difficult, but not impossible, for low and moderate income families to find financing to purchase restricted affordable homes. Those that have qualified for financing have found it difficult to find properties to purchase despite the down real estate market.
MCHT exists to assist low and moderate income members of our community with their housing needs. These services extend to homeownership, rentals, transitional housing, loans and related matters.
